Why have a snag list?
Reasons to have a snag list done when purchasing a new build home and some common mistakes buyers make when having an inspection carried out:
- Never take the builder /developers reccomendation when choosing a snag inspector. Finding a fully independent inspection company will ensure a detailed and comprehensive list - with no omissions.
- Also NEVER inspect a property if it has not been fully cleaned.
- Never allow yourself to be unduly pressured by the builder into carrying out a Snag List prior to completion of the works. Builders will often ask you to carry out the snag list inspection weeks before the property is actually complete.
- Most homeowner lacks the knowledge, expertise and experience of a professional surveyor who has inspected hundreds of houses in their career. Most buyers also find it difficult to remain completely objective about the house they want, often affecting their judgement. For these reasons you should never carry out a new home inspection yourself.
- Many out of work tradepeople are offering snag list services - these cheap inspections will only give you a snag inspection that covers their trade, a professional survey gives the buyer a clear, impartial, full evaluation of the home.
- As prices of houses come down some builders are cutting corners further - so make sure the largest purchase you are ever likely to make is checked by carrying out a thorough snag list of the newly built property you are about to buy. A snag checklist is vitally important to ensure that you receive an acceptable quality of finish, making sure that you do not have a multitude of problems and irritations after you move in.
